When Do I Need a Building Permit?
Most new construction and remodeling projects require a building permit. Any time you add or modify plumbing, electrical, or mechanical systems, a permit is required.
Some minor work is exempt from permitting requirements. For full details, review applicable code requirements.
Examples of work that typically does not require a permit include:
- One-story garden sheds or playhouses under 120 sq. ft. with no plumbing or electrical
- Surface finishes such as paint or tile
- On-site concrete or cement work
- Fences 6 feet or less in height
Building Permit Process
The permit process involves submitting an application, plan review (if required), corrections, and final approval. Simple projects may be approved in 1–2 days, while more complex projects may take 6–8 weeks.
- Submit a building permit application
- Submit all required documentation to the Building Department
- Pay plan check fees (if required)
- Plan review is completed by staff
- Revise and resubmit plans if corrections are needed
- Building Department performs back-check review
- Pay permit and applicable development fees
- Permit is issued
- Begin construction
- Request inspections as required during construction
- Final inspection approval completes the process
Important Inspection Requirement
Inspection requests must be scheduled at least 24 hours in advance.
